I do not profess to “Know” what the real estate market will do in the next year or two, but I would like to share some information with you that might help you in making decisions regarding buying or selling property in today’s market. The following information relates to the types of mortgages that are currently being taken out by those who are currently purchasing or refinancing homes. Statistical surveys of the mortgage market shows that the percentage of adjustable rate mortgages comprised over 60% of the loans obtained in the last fiscal quarter. Even though the traditional 30 year mortgage is still very low in terms of historical comparison, buyers and homeowners that are currently buying or refinancing are electing to go with the adjustable rate almost two thirds of the time. Does that mean that they expect interest rates to go down even more, or is it because they can no longer afford the fixed interest rate, and believe that obtaining the adjustable rate is better than not buying or refinancing at all?

The real estate values in the previous five years have been largely impacted by interest rate reductions. As mortgage rates have declined, home prices have dramatically increased, with home prices doubling in the last five years. By far, the majority of the loans originated in the last five years were 30 year fixed rate loans. Within the last 12 months, that has dramatically changed.

Prayer Part 1 Praise and Intercession

We have been taught that prayer is begging God to do something for us, and that we have to keep repeating it over and over, because perhaps he is deaf, or he doesn’t want to listen, or he doesn’t want to do something for us. This is a myth that has been created by religion because they do not understand the inner true nature and also because they do not understand how prayer works.

In my studies I have read and been guided by many pastors and preachers including by the internet, magazines and conferences from Kenneth and Gloria Copeland, Joyce Meyer, Joel Osteen. What Kenneth Copeland has said is that there are many types of prayer. There is a praise and worship type of prayer where you just praise and offer gratitude for all that the divine has done for you. You act as if everything that you want or need is already done, even if it is in the future. I believe what you are also doing is to activate the joy meter and you change the frequency of your body from a lower vibration to a higher vibration where manifestation occurs more easily. Joy, appreciation, gratitude, love, respect are all higher frequency vibrations in your energy field. They also attract higher frequency vibrations as you put it out or stay in this realm.

There is an intercession prayer that you pray for someone else which activates protection or healing on her/his behalf. From the Christian studies that I have pursued, it seems that angels or guides cannot act on the earth plane without specific contact from a human. When you pray for someone else you are establishing a connection for that person and you draw the angels in to work, assist, protect or to save that person. Many times in your life you will feel a great impulse to pray for someone or a situation not knowing that she/he is in grave danger. If you stop what you are doing and give over to that impulse as fast and as strong as you can, that person will receive the help that they need at that moment.

Let your life be guided in this manner and you will connect with a greater healing ability,
and be guided when and where to pray and for whom. Studies show that Prayers do work. We just have to begin to pray correctly.

Common Credit Score Myths

A lot of credit score myths about fico score ratings get spread around and some of them are just outdated information. Sometimes even lenders can give you the wrong advice and it can get confusing. But the bottom line is bad information can cost you money no matter who you get it from.

Fico score ratings are used for most mortgage lending, which means, you need to know what will hurt or help your credit score points. To make it clear, here are some of the most common credit score myths.

* Checking your credit report will hurt your credit score

Checking your own credit report and credit score counts as a soft inquiry and does not go against your score. However, if anyone else like a lender or credit card company is checking your credit report, this is considered a hard inquiry and will generally knock off about 5 credit score points.

The credit score rating system treats multiple inquiries in a 14-day period as just one inquiry. The system ignores all inquiries made within 30 days prior to the day the credit score is computed. So if you want to minimize the damage from credit inquiries, shop for a loan in that short period of time.

* Closing old accounts will improve your credit report score

Sometimes even lenders will tell you to close your old and inactive accounts as a way for improving your credit report score. In most cases, closing old accounts will actually have the opposite effect with the current credit score rating system.

Canceling old credit accounts can actually lower your credit score because it makes your credit history appear shorter. If you want to reduce your levels of available credit, it’s better to reduce or close new accounts instead. Applying for new credit is more likely to lower your score.

* You need to check more than just FICO score rating

If you ever hear this from anyone, consider it a red flag. All of the three major credit reporting bureaus offer FICO credit score ratings using the formula developed by Fair, Isaac. Even though each one gives the scores a different name you only need a fico score rating from the three major credit reporting bureaus.

At Equifax, the FICO score rating is called the Beacon credit score. At TransUnion, it’s called Empirica. At Experian, it’s known as the Experian/Fair, Isaac Risk Model.

The reason each of the three major credit reporting bureaus will have three different scores is because they don’t all share the same data. So when checking your credit report, just make sure it comes from the three major credit reporting bureaus: Experian, Trans Union and Equifax.

Examine your credit reports from all three major credit reporting bureaus before you apply for a big loan like a mortgage. Fix any errors in all three reports before you shop for a loan because it takes time to correct your credit report.

* Credit counseling will hurt your score

The current FICO credit score rating system ignores any reference to credit counseling that may be in your file. The researchers at Fair, Isaac, the company that created the FICO credit scoring rating system, found that people getting credit counseling didn’t default on their debts any more often than anyone else.

However, any late payments you’ve had with creditors will hurt your credit score. Credit counseling can hurt your ability to get a loan because you probably have had trouble paying creditors.

Some lenders will back away if you are in credit counseling. Others may see it differently, but usually will charge you higher interest rates than if you had perfect credit.

The best way to improve your credit report score is paying your bills on time and paying down credit card debt. Check your credit report regularly for any errors and make sure you don’t fall for these common credit score myths.

How Small Business Benefits From Supporting Labor Unions

For a short time I worked as a union officer for the office workers’ union at Walt Disney studios. It was a very educational experience and one thing I learned is that people have a strange attitude about the relationship between unions and business management. All too many business managers think of the union as their enemy, and unfortunately too many union members think the same thing about management. The sad part of it is, both sides are working toward the same goals. Employees need to be working for a successful and prosperous company and the company needs to be a place where employees can be happy and productive.

In today’s business climate this partnership is even more crucial. We have a problem in this nation - too many gigantic corporations are hogging all of the business, putting smaller business owners out of business. And these corporations don’t hire the union employees. Instead they outsource the jobs to foreign countries where they can get labor for pennies on the dollar.

Unions were originally formed to protect employees from the abuses of large companies. It is beneficial, I believe, for
small business owners to support this fair play because in the process of promoting fair play for labor, they are also promoting fair play for business in general. Without mentioning names, the largest retailer in the nation has been accused of busting unions so they could continue to pay lower wages and less benefits. This same company sells products which are manufactured largely in China and this practice has cost a large number of American jobs. When this company moves into a new locality, small business owners go out of business.
Small business and labor are both victims of the same corporate greed.

If small business owners could team up with labor, they could fight this evil together. It requires some sense of responsibility on both sides. Union members cannot expect a local furniture store, for example, to pay the same wages as they would expect somebody like GMC to pay. And the small business owner has to realize that it is this employee who is helping him to make a success of his venture. That employee cannot do his best work if he is worrying about foreclosure or eviction because his wages don’t cover the basic cost of housing. The trick is for both labor and management to make small business’s prosperous and then share that prosperity.

If you are a small business owner and your employees express a desire to form a union, my suggestion is, talk to them and to the union officials and see how you can make it into a mutually satisfactory partnership. If an employee comes to you with a grievance, don’t think of it as a personal attack. Think of it as an invitation to open up a dialogue to resolve small problems before they escalate. On the same token, if you are
an employee, don’t think of the union as your way to stick it
to your boss. Think of them as a tool to help you to help your boss become more prosperous and share his success with you.

Sure, unions have had their problems. There have been instances of corruption and abuses toward business. But for the most part, they are a good thing - not only for employees, but for the business community as a whole. Let’s use them as the beneficial tool they were designed to be.

Here’s a Way To Make Your Dog Love Its Dog Crate!

A dog crate is a necessity for your dog, through his puppy days and for his whole life. Your dog’s ancestor, the wolf, had a den to call home, a place of safety. The dog crate takes the place of the den, which is deeply embedded into your dog’s instincts. The crate should be kept in a room where the dog can go for a retreat to rest.

A dog crate can make an enormous difference in house-training your new puppy. He will not want to do his ‘business’ in the close quarters of the crate. If you take him immediately from the crate to the backyard, where he can conveniently do it there, he will get the idea quickly. Using his dog crate will make dog training easier on you and your puppy.

Dog crates come in many different styles and sizes; everything from a standard dog crate to designer dog creates. It’s best to get a crate for training your dog that’s only just big enough for your dog to lie down in, because that gives him more of a sense of security. Some dog crates come with adjustable panels, so that you can gradually increase the size of the dog crate as your puppy grows.

A plastic dog kennel with metal barred doors are acceptable with airlines, if there’s a chance that you will be traveling and would take your dog with you. For dogs with heavy fur, a wire dog kennel may be more comfortable because of the better air circulation, and a blanket could be placed over it in colder weather.

Following these simple suggestions will ensure that the dog crate you choose for your pet will provide comfort and security for years to come.

How To Fit More Fiber Into Your Day

Looking for a way to help your heart, protect yourself against disease and relieve constipation?

Then you’ll want to try getting more fiber! Studies have indicated that eating a high fiber diet can help reduce the risk of certain cancers, alleviate digestive disorders and is even good for your heart, but most Americans do not eat nearly enough. It is recommended that you get at least 35 grams a day, and it is far better to get this from natural foods like fruits and vegetables than from supplements since fruits and vegetables also contain vitamins, minerals and enzymes that help with your overall health.

Here’s some ways to fit more fiber into your day:

Eat a high fiber cereal. Take a trip to the grocery store and read the nutritional information on your cereal package - is there enough fiber? Aim for a cereal that has 5 grams or more per serving. My favorites are Grape Nuts and Kashi Heart To Heart. Add in some blueberries and strawberries for more fiber and an antioxidant boost.

Raw fruits and vegetables are the best way to get fiber and other nutrients. Why not replace one of your snacks with some carrot sticks, celery sticks or a fruit cup? Leaving the skins on fruits like apples and vegetables will add fiber, but make sure you wash them good before eating!

When preparing vegetables, remember the less you cook them the better. Cooking can reduce the amount of fiber as well as the vitamin and mineral content so light steaming is best if you must cook them at all.

Switch to whole wheat and whole grain products for breads and baking. In addition to the added fiber, these foods will be much more nutritious. When selecting your whole wheat breads and pastas, make sure to read the ingredients carefully and buy only products that say 100% whole wheat. Get rid of the white rice and use brown rice instead - it’s much better for you and tastes better too!

Beans are a great source of fiber so make them a part of your diet. You can add them to soups or serve them as side dishes. Try having a Mexican night and make tacos with beans instead of using the hamburg.

Salads are a great way to add fiber to almost every meal. Try to make yours interesting so you don’t get bored. I like to use baby spinach instead of lettuce as there is more nutritional value in the spinach. Try adding celery, cucumbers, onions, avocado, tomatoes, carrots, herbs and walnuts or almonds for added zing. Get in the habit of having a salad before every meal.

Try implementing these changes a little at a time - trying to do it all at once can be a bit overwhelming. Aim for at least 5 cups of fruits and vegetables each day and see how your health improves!

Filled Gulab Jamun in Rose Water Syrup

This is a classic Indian dessert favorite of many. These are dark golden brown fritters soaked in light syrup which is delicately flavored with rose water, saffron and cardamom. Although this version asks for a filling of your choice, it is not necessary to have a filling.

Ingredients:

Syrup:

2 cups sugar
2 cups water
5 cardamom pods
1 tsp rose water
A few threads of saffron

Dough:

1 cup flour
1 tbsp baking powder
2 cup powdered milk
3 tbsp butter (melted)
2/3 cup yogurt
cup milk

Optional:Dried fruits (e.g. raisins, sultanas) or nuts (e.g. pistachios, almonds) of choice for filling

Oil or ghee for frying

Rose petals for decoration (edible)

Preparation:

In a bowl add all the ingredients for the dough except milk. Knead well adding milk as necessary. Let rest covered for about half an hour.

Heat gently water, sugar and bruised cardamom pods in a heavy saucepan. Simmer stirring occasionally until syrupy but not caramelized. Stir in rose water and saffron. Keep warm.

Divide dough in about 20 pieces. Make a depression in the center of each piece and place a couple of dried fruits or nuts. Cover the filling and shape into balls.

Deep fry 4-5 balls at a time at 375F for about 3 to 5 minutes until dark-golden brown. Drain on paper towel.

Add balls to the warm syrup. Serve warm when they have doubled in size and garnish with edible rose petals.

Financial Representations in Franchising

One of the biggest questions asked by new potential team members and franchise buyers of a franchise system as they work to determine if they should purchase a franchise is; How much money will I make. This is a good question however one which is so very difficult to answer as it depends on so many factors, such as their work ethic, business acumen and location chosen, economic factors and a host of other potential eventualities.

It is for this reason many franchisors do not state how much money one can make, but rather the franchise buyer can call up or visit with franchisees of the system and ask them directly. This eliminates any potential false, misleading or unsubstantiated earnings claims which could come back to haunt the franchisor later in litigation if the franchisee fails for some unknown reason.

In fact often franchisee attorneys will lie and file false claims against the franchisor stating that the franchisor gave the franchisee earnings promises, which did not come true. Attorneys and this is only my personal opinion from 27 in business are the biggest self serving lying sacks of feces on the planet. But we figured a way around these professional parasites and I inserted this clause into our franchise agreements;

7.17.2 No Representations

Franchisee acknowledge that there have been no representations, promises, guarantees or warranties of any kind made by Franchisor to induce Franchisee to execute this agreement except as specifically set forth in the Franchise Offering Circular that has been delivered to Franchisee. Franchisee also acknowledges that Franchisee has decided to enter into this Franchise Agreement with Franchisor under their own free will. Nothing on any website has induced Franchisee to enter into this Franchise Agreement. Franchisee further acknowledges that much of the material on any website contains a degree of ‘corporate propaganda’ and enthusiastic and aggressive consumer-oriented advertising.

Further I insisted that each franchise buyer initial this paragraph in the franchise agreement, put this clause in all caps and had them also initial the page it was on as well as sign the franchise agreement. As a franchisor you must make sure that people will do what they promised and not try to screw you over via some ambulance chaser who has never had to make a payroll or earn and honest living. Consider this in 2006.
